Do I need a Guarantor?
If you have a booking with urbanest directly:
For summer bookings (under 12 weeks), you do not need a guarantor.
If you pay in full for the duration of the contract, you do not need a guarantor.
For any other booking, including referrals from universities but contracted with urbanest, yes, you need a guarantor.
If you have accommodation with urbanest, but you booked via and pay your University or College, no - you do not need a Guarantor.
What is a Guarantor?
Effectively, a Guarantor is someone who agrees to cover the Rent in case the Tenant is unable to do so. This provides added security for both parties involved.
The Guarantor (or any other willing and able party) can also pay for the Rent on behalf of the Tenant should they wish to do so.
Who can be a Guarantor?
At urbanest, we accept any person over the age of 21 to be a Guarantor on behalf of a Tenant. They do not need to live in the UK, but we do need a copy of their ID and proof of their home address (dated within the last 3-months).
Your Guarantor cannot be another urbanest UK resident during the same tenancy period.
Does my Guarantor need to be based in the UK?
No. Your Guarantor can be any person over the age of 21 as long as they are not a current resident of any urbanest property.
Can I be my own Guarantor?
You cannot be your own Guarantor. We need another person (over the age of 21) to act as Guarantor.
What Should I Do If I Accidentally Listed Myself as My Own Guarantor?
If you have mistakenly designated yourself as your own guarantor during the booking or tenancy agreement process, it is important to take corrective action immediately. Urbanest does not permit tenants to act as their own guarantors, and failing to provide a suitable guarantor may result in delays or complications with your booking or check-in process.
Steps to Correct Your Guarantor Information
Identify a Suitable Guarantor: Find an individual who meets Urbanest's guarantor eligibility criteria. Typically, this person should be a financially stable adult who can vouch for your tenancy obligations.
Contact Urbanest Support: Reach out to Urbanest's customer support team to request a change in your guarantor details. Provide the necessary information about your new guarantor.
Consequences of Not Updating Your Guarantor Information
Failure to provide a suitable guarantor may lead to delays or complications during your check-in on your scheduled arrival date. It is essential to address this issue promptly to ensure a smooth tenancy process.
What if I don't have a Guarantor?
Any person (over the age of 21) who is happy to co-sign the Tenancy Agreement, UK-based or otherwise, can be your Guarantor. If you don't have anyone who is willing to act as your Guarantor, you may wish to use a company like Housing Hand who provide a Guarantor service for a fee.
